Where exactly is the land located?
All current parcels sit off Victorian Rose Lane in Gurley, Alabama (35748) — just outside New Market, in Madison County. Roughly a 30-minute drive to most places in Huntsville.
Do I need a survey before buying?
Boundary lines shown on our parcel map are approximate. We recommend you have a licensed surveyor confirm the boundaries before closing. The owner is happy to share what he knows about the lines and walk them with you.
Is there road access to every parcel?
Each parcel is accessed off the cul-de-sac at the end of Victorian Rose Lane. The owner will walk you through access on a site visit.
Are utilities available — power, water, septic?
Power runs nearby. Water and septic vary by parcel and homesite — buyers should verify utility availability and any well/septic requirements with the appropriate local authorities before purchase.
What school zone is the land in?
Madison County Schools — currently zoned for Riverton Elementary, Riverton Intermediate, Buckhorn Middle, and Buckhorn High. School zones can change; buyers are responsible for verifying current zoning with Madison County Schools prior to purchase.
Can I combine or split parcels?
Sometimes. The owner has occasionally combined neighboring parcels or divided a larger one to fit a buyer's needs. If the listed sizes don't fit, reach out and ask.
Is financing available?
Sales are typically cash or buyer-arranged financing through a local bank. The owner does not currently offer in-house financing.
Can I walk the land before deciding?
Yes — that's encouraged. Call or message the owner and he'll meet you out there. No pressure, no sales pitch.
Are these listings on the MLS?
No. These are sold directly by the owner — Isbell Development — not through a brokerage or the MLS.
